Adding Lease Charges

Steps to Add a Lease Charge for a Resident

  1. Open Resident Record:

    • Navigate to Residential > Tenant > Review Tenant.
    • Open the desired resident record.
  2. Access Lease Charges:

    • Click the Lease Charges tab.
  3. Create New Lease Charge:

    • Click the New Record button.
  4. Complete Lease Charge Details:

    • Charge Code: Select a lease charge code.
    • Start Date: Enter the date the lease charge will begin.
    • End Date: Enter the date the lease charge will end. Leave this field blank if it's a recurring lease charge for the lease term life.
    • Invoice Period: This field defaults to the Invoice Period set in the Property Control screen.
    • Bill Day: This field defaults to the day set in the Bill Day field under the Residential Configuration tab on the Property Control screen. Modify if needed.
    • Amount Type: Choose between Flat Amount or Amount per Area.
    • Amount Period: This field defaults to the property level selection. Options include Monthly, Quarterly, and Annual Amount. Change if required.
    • Prorated: This field defaults to the property level selection. Adjust if necessary. Select to specify the number of days for proration calculation when the bill day isn't the first day of the billing period.
    • Bill Months: After selecting the invoice period, Bill Months check boxes display the months when charges will be created. Adjust these boxes according to the chosen invoice period.
    • Last Day of Period: Select this check box for billing in arrears functionality, making the charge date the last day of the period. This option is visible only if enabled at the property level under the Residential Configuration tab on the Property Control screen.
  5. Complete Scheduled Steps:

    • From Date: Enter the starting date for the charge, same as the Start Date in the Lease Charge section for the first step.
    • To Date: Voyager calculates this date. If only one scheduled step exists, this date matches the End Date in the Lease Charge section. For multiple steps, this date is the last date before the next step's starting date.
    • Amount: Enter the charge amount.
    • Billed Through: Ignore this field while setting up a charge, as Voyager completes it when the charge is billed.

By following these steps, you can successfully add a lease charge for a resident.
